8 Ways to Give Your Property a Boost this Summer
07/11/2019 | Dunn Edwards |
Summer is in full swing, which means hot days and time spent outdoors. As a property manager, these months often involve more maintenance requests — from air conditioner repairs to taking care of outdoor areas. While upkeep is a year-round job, it presents a great opportunity to walk your property, identify urgent issues, and address small problems before they turn into crises — saving you money on expensive repairs and keeping your tenants happy.
Tidy Up — If your property looks dirty or unkempt, tenants may look elsewhere. Keep it sparkling clean by pressure-washing siding and fences, exterior walls, sidewalks, and patios. Also, repair and seal cracks in walkways, driveways, and patios, and fix broken or loose railings.
Touch-ups Matter — The Southwest can be a tough environment, and over time, paint can start to deteriorate. Touch it up regularly to keep your property looking its best. If the damage is extensive or the color palette is outdated, consider a total repaint. Looking for inspiration? Check out our 2020 Color + Trends.
Summer = Swim time — If your property has a pool or spa, it’s probably in high use right now, so it’s vital to perform regular maintenance and keep it clean. Test chlorine levels, replace filters, repair cracked tiles, and address any other issues. Ensure the pool fence is secure and the gate has a working latch.
Stay Cool — As temperatures rise, your tenants expect your property’s air conditioning system to be in top working order. If it isn’t, there’s no doubt you’ll hear about it! Service your AC units, stay on top of maintenance (e.g., filter replacements or cleanings), and find a reliable repair service.
Freshen up Foliage — First impressions matter, and landscaping says a lot about a property. Trim trees, shrubs, and bushes periodically. Consider hiring a landscaping firm, which can help keep the grounds free of weeds, leaves, and other problems.
Keep Critters Away — No one is happy when pests show up. Termites, cockroaches, rodents, ants, bees, and other creatures can be costly to eliminate and cause major damage. Have your property sprayed for bugs regularly and keep common areas and entrances free of debris.
Fire Safety — Life in the Southwest means being prepared for fire season. Move anything combustible — including dried vegetation, chemicals, or other flammable materials. And don’t forget to check smoke alarms to ensure they are working properly, and to install new batteries if needed.
Security Matters — Today, more than ever, effective security is crucial. Give your tenants peace of mind by frequently inspecting all areas for security gaps. Check deadbolts, locks, and windows to confirm they function properly. Also, inspect fences, gates, and cameras to determine whether any repairs or updates are necessary.
